Franchise Restaurant
Build-Outs in Vancouver
and Victoria, BC
Completed locations for Subway and A&W. Brand-standard compliance, fixed-price contracts, and health authority permit management, delivered on your opening timeline.
What Makes Franchise Build-Outs Different
A franchise restaurant build-out is not a standard commercial TI. The franchisor's brand standards govern the layout, materials, equipment, and finish requirements. The landlord's base building has its own delivery conditions. And you have an opening commitment that is tied to your lease and your franchise agreement, so every week the doors aren't open is revenue you're not recovering.
Verterra Builds has completed franchise build-outs for Subway and A&W in the Greater Vancouver area. We know how to read a franchise construction manual, coordinate with the franchisor's field construction representative, source from approved supplier lists, and document the build to the standard franchise operations teams require for opening approval.
Our Franchise Build-Out Process
Pre-construction: We review the franchise construction manual and brand standards before pricing. We identify where the spec requires approved suppliers vs. where there is flexibility, and we flag any site-specific deviations that need franchisor sign-off before the permit is drawn.
Permitting: We manage the full permit package, including building, mechanical, electrical, and plumbing, and coordinate with the BC health authority on the food premises inspection. Most franchise QSR locations require health authority pre-inspection before opening. We build to those requirements from the permit stage so your inspection passes on the first visit.
Construction: All trades coordinated under a single contract. One schedule, one point of contact. We staff to your opening date and communicate schedule changes before they become problems.
Opening documentation: At handover, we provide the permit-closed documentation, health authority inspection record, equipment commissioning records, and as-built drawings the franchisor and landlord require.
Franchise Build-Out Cost in Vancouver BC
Franchise restaurant build-out costs in Greater Vancouver depend on the brand's standard specifications, kitchen complexity, and the existing condition of the leased space. Indicative ranges:
- Quick-service restaurant (1,000–1,500 sq ft, existing shell): $200,000–$380,000
- Quick-service with drive-through or expanded kitchen: $380,000–$600,000
- Full-service casual dining (2,500–4,000 sq ft): $500,000–$950,000+
These are construction costs only. They exclude franchise fees, equipment (where supplied by the franchisor), furniture, signage, and soft costs. We provide a fixed-price quote after reviewing the brand standards and the space.
Franchise Build-Outs in Victoria BC
We serve Greater Victoria and Vancouver Island for franchise construction. The BC Building Code and health authority requirements are the same across both markets, and we maintain active trade relationships in both regions. Victoria's franchise market is growing, particularly in the Langford and Colwood corridors, and there is currently no commercial contractor in the Victoria market positioned specifically as a franchise build-out specialist.
