What We Build

Verterra Builds specializes in the construction projects that require the most coordination: restaurant and hospitality build-outs, commercial tenant improvements for office, retail, and medical uses, custom home construction, full-scale residential renovations, structural additions, and ground-up commercial new builds.

We have completed franchise restaurant locations for Subway and A&W in the Lower Mainland, managing brand-standard compliance, Fraser Health food premises permits, and City of Vancouver building permits under fixed-price contracts. Restaurant and franchise construction is where our process discipline matters most: lease commitments, health authority timelines, and franchisor opening requirements all converge on the same date.

The Developer's Mindset

A developer evaluates every construction decision against cost, schedule, and long-term value. We apply the same discipline to every project we build. That means fixed-price contracts on defined scope, written milestone schedules with real dependencies, written change orders for every scope addition, and budget tracking that reflects reality at every stage.

Most contractors are focused on executing the drawings. We are focused on delivering the project the owner needs. That is a different thing. A project that passes inspection on the first visit, opens on the day the lease requires, and comes in at the number we quoted is a success. A project that required three rounds of remediation before the health authority passed it is not, regardless of what the final invoice says.

Our Markets

We serve Greater Vancouver -- including Vancouver, Burnaby, Richmond, North Vancouver, West Vancouver, Surrey, and Langley -- and Greater Victoria, including the City of Victoria, Saanich, Oak Bay, Esquimalt, and Langford. We treat both markets equally and maintain active trade relationships in both regions.

We are based at 11420 Seacrest Rd, Richmond, BC. Richmond is our home market and where we have the shortest response times and the strongest local supplier relationships.

How We Work

Every project starts with a site visit. We assess the existing conditions, confirm the permit requirements, and scope the work accurately before pricing it. We provide a fixed-price proposal with a milestone schedule. We manage every permit -- building, mechanical, electrical, plumbing -- and coordinate all inspections through to permit close. At handover, you receive a complete close-out documentation package.

We do not subcontract project management. The person you meet on the site visit is the person responsible for your project from permit application to keys.
